Rental questions

Frequently asked questions

Alquiler de temporada is a seasonal let: a rental contract for a temporary stay of some months, for example over the winter, while you keep your main home elsewhere. It is covered by the national rental law (LAU), and the contract must state the reason for the stay. A holiday let is a short tourist stay in a home registered as a holiday home under Canary Islands law. The national rules for seasonal lets changed recently, so we explain the current position before you sign.

No. A seasonal let is a rental contract under the national rental law, so it does not need a holiday home registration (vivienda vacacional). It must be a real temporary stay, with the reason in the contract, and it must be longer than a short holiday stay. Short tourist stays follow Canary Islands tourism law and need that registration.

Most winter tenants stay from one month to several months. The law sets a minimum length for a seasonal let, so it is always longer than a short holiday stay, and it also sets a general maximum. Owners then set their own minimum stay, which is often longer in the middle of the winter. Ask us for the minimum stay of any home you like.

A seasonal let is normally fully furnished, with a kitchen ready to use, and often bed linen and towels. Water and internet are often included, and some contracts include electricity up to a set limit, with extra use paid at the end. Cleaning during the stay is not always included. The contract states what is included, so read it before you sign.

Playa del Inglés, Maspalomas and San Agustín are the most popular, with beaches, shops and restaurants close by. Meloneras suits people who want a newer area by the sea, and Arguineguín, Puerto Rico and Puerto de Mogán suit people who like a harbour town. Each area has its own feel, so tell us what you like and we will suggest homes.
