Holiday Rentals in Gran Canaria

A Vivienda Vacacional (VV) is a home that is registered for holiday lets to tourists under Canary Islands law. The owner or operator files a formal statement (declaración responsable) with the Canary Islands authorities, and the home is entered in the Canary Islands tourism register (Registro General Turístico), which gives it a registration number. The main law is now the Canary Islands law on the tourist use of homes, Ley 6/2025.

Under Canary Islands law, a new holiday let is only possible where the town hall's planning rules allow tourist use at that exact address. The law also limits how many homes in each municipality can be used for tourists, and some homes, such as protected housing, can never be used. Homes that were already registered before the new law have their own transition rules. Ask us to check a specific address before you buy.

Ask for the home's registration number in the Canary Islands tourism register, and check that it appears in the advert. You can also ask the owner or the agent for the registration document. If someone cannot show you the number, ask us before you pay anything.

The fines can be very high. Running a holiday let without a valid registration is a serious offence under Canary Islands tourism law, and the amount depends on how serious the case is.
