Buyer questions

Frequently asked questions

An apartment is a home inside a building, usually with other homes above or below it. In Gran Canaria, a bungalow is a home on one floor inside a complex of low buildings, usually with its own terrace. Both normally share a pool and gardens with the other owners and pay community fees. A home on two floors inside a complex is called a duplex.

The price depends more on the building, the view and the condition than on the area alone. In most areas, apartments in older buildings, or a few streets back from the sea, cost less than new homes or homes on the seafront. Playa del Inglés, San Agustín, Puerto Rico and Las Palmas all offer a wide range of prices. Tell us your budget and we will show you which areas match it.

Apartments in the south can rent well, because many people come for the winter and the island has visitors all year. The return depends on the price you pay, the location, the condition, the community fees and the type of let you choose. A holiday let needs registration under Canary Islands law and is only possible where the town hall's planning rules allow it, so check this before you buy. We can show you the rules and the real costs for any apartment you are thinking of buying.

When you buy a resale apartment in the Canary Islands, you pay the Canary Islands transfer tax (ITP). When you buy a new apartment from the developer, you pay the Canary Islands sales tax (IGIC) and stamp duty (AJD) instead. You also pay notary and land registry fees, and a lawyer's fees if you use one. Rates and reliefs change, so check the Canary Islands tax office (Agencia Tributaria Canaria) or ask us for the current figures.

Community fees are what each owner pays, usually every month or every quarter, to run the building or complex: for example the pool, gardens, cleaning, lifts, insurance and the administrator. The amount depends on the size of your home and on the services of the complex, so it varies a lot from one place to another. Before you buy, ask for the current fees and for a certificate from the community that shows the seller has no debts with it. We can request these figures for you.
